		<description>One other thing that you might want to put on the list is "Renegotiate after inspection".  You can normally negotiate additional savings from the homeowner when various items are found during inspection, especially in a softer real estate market.

Our real estate agent recommended one closing agent, but we selected another who was cheaper. But once selected, our agent and lender coordinated with the closing agent to get things ready for the final day.</description>

		<description>While that is all true, 99% of buyers never interact with the appraiser, underwriters or even their closing agent if they are using a realtor. Not only that, but if someone goes through a mortgage broker, which a lot of people do when buying a house, most people won't deal with ordering the closing, etc. Yes, it does cost for buyers to have a mortgage broker, but it simplifies the process a million times over for them. (Usually, the buyers don't have to pay the realtor, that comes from the seller.)</description>
