		<description>Even with a pre-approval letter in hand, real estate transactions can still go south due to lack of financing. Even a minor change in the borrower's status since pre-approval can result in a denial of credit down the road. That 30% figure does seem a bit high though.</description>

		<description>I just wanted to share something that helped me get my house for a little less than the asking price, against higher offers.  In the offer, they recommended that I include an initial deposit, 2-3 percent sounded customary, to show that my offer is serious.  I put down almost 7 percent in cash, which made my offer a lot more likely to close.  Apparently about 30 percent of all deals fall through because of financing, so sellers agents should be happy when they see a surer thing even at a lower price.</description>
